Different use delays sale of Yorkville parking lot

YORKVILLE — A slight change in plans delayed approval of the agreement between Yorkville and Imperial Investments for the sale of a parking lot on Van Emmon Street.
Imperial Investments successfully bid to buy the lot, known as Lot 6, on Van Emmon Street and an alley that runs between Van Emmon and Hydraulic Avenue.
Imperial would pay $13,500 for the lot, and would be in charge of ripping it up and rebuilding it.
The city would maintain a perpetual easement on the property for access to utilities, particularly to a water supply wellhouse next to it.
Originally, Imperial, which is redeveloping the entire block along Route 47 from Van Emmon to Hydraulic, was going to resurface the lot for more parking.
But company officials notified the city their plan would for the entire block would be better served if they redid part of the lot as a pedestrian walkway.
“They’d prefer to have it as a pedestrian walk,” said Bart Olson, city administrator. “They will cooperate to put more parking elsewhere.”
For that reason, aldermen have delayed approving the sale agreement with Imperial. The company wants to come back with details of its plan for Lot 6.
Imperial is redoing the entire block downtown. It started several years ago with the opening of Cobblestone Bakery and Bistro at Van Emmon and Route 47, and the former Follies Theater next door.
Since then, Imperial has purchased the rest of the block and is redoing a former restaurant into a Mongolian barbecue-style restaurant, and the Kendall Pub into the Kendall Grille. The renovation also includes expansion of Cobblestone with a bigger dining area, and renaming the theater into River’s Edge Theater and booking music to theatrical acts in it.
When finished, the primary entrance for the restaurants will be to the west, or to what is now the back of the buildings. With the possible relocation of overhead utilities there, the west side of the buildings will include some parking, walkways between the buildings and the street.
