CHANNAHON — Two parcels of land were annexed into the village this week, one on the southeast side of town and the other in the far west, both likely destined for industrial uses.
The owners of Hoffman Rail Distribution Center LLC requested the village annex 83 acres of property adjacent to its current plastic pellet transloading facility at Durkee Road and the Southwest Frontage Road. In the 20-year annexation agreement with the village, the company is allowed to use the newly annexed land to continue its 24-hour-a-day, seven-days-a-week operations. Hoffman’s current facility uses 18 tracks and 425 railcar spaces with BNSF rail sources and daily switches.
Also annexed was 122 acres of land owned by Tabler Road Investments LLC, situated north of Route 6 along the CSX railroad line and roughly between Tabler and McLinden Roads. Under that annexation agreement, Channahon will design and engineer a water system when building permits issued for the property total at least 200,000-square-feet, and the village and owners together will work on a wastewater treatment solution.
Both annexed parcels were zoned I-2, intensive industrial.
The village board also did away with manually hanging water/sewer/garbage cut-off notices on doors of residents who fall far behind on their payments. To save staff hours and dollars, beginning in January, the village will send cut-off notices by mail.
